A lot of facilities teams run one maintenance calendar for every overhead door on the property, on the theory that a door is a door. It isn't. A sectional steel bay door, a rolling steel security gate, and a dock door with an integrated leveler wear on different curves and fail in different ways. Treat them identically and you end up over-servicing the door that barely moves while the one actually eating itself gets the same quarterly once-over. Here's how the schedule and checklist should differ by door type, and why.

Why one schedule doesn't fit every door type

Two variables drive how often a commercial door needs attention: how it's built, and how hard it works. A sectional steel door and a rolling steel curtain door both use torsion springs to counterbalance weight, but the similarity mostly stops there — different hardware, different failure points, different tolerance for a missed inspection. Add a dock leveler and a mechanical seal into the mix and you've got equipment beyond the door itself that needs its own attention.

Daily cycle count matters just as much as door type. A sectional bay door cycling 8 times a day and one cycling 35 times a day are the same door on paper and very different maintenance cases in practice — the busier one needs checking more often because its components burn through their rated life that much faster. Rolling steel curtains — interlocking steel slats that coil onto a barrel above the opening — show up as storefront security gates, self-storage unit doors, and some warehouse openings. The failure points are different from a sectional door: instead of track-mounted panels, you've got a curtain riding in side guides and a barrel spring doing the counterbalancing.

Recommended interval: quarterly for daily-use commercial gates; a lightly used storage or seasonal gate can often go semi-annual.

Dock doors with levelers and seals

A dock door is a sectional (or occasionally rolling steel) door doing a specific job, and it usually comes with equipment the door itself doesn't have: a leveler that bridges the gap to the trailer bed, and a dock seal or shelter that closes the gap around the trailer once it's backed in. Both need their own line items on the inspection, separate from the door mechanics.
