Winter Garage Door Maintenance: A Tri-State Checklist (Before the First Freeze)

Garage doors fail in winter for predictable reasons, and almost all of them are preventable in an afternoon. Metal contracts in the cold, lubricant thickens, rubber seals freeze to concrete, and an opener that was barely coping in October gives up in January. This is the checklist our technicians recommend for tri-state homes — do it once in late fall and again after the first deep freeze.
Why winter is hard on garage doors
Three things happen at once when temperatures drop. Springs stiffen — steel loses a little flexibility in the cold, so a spring that was already near the end of its cycle life is more likely to break on a cold morning. Lubricant thickens — old grease on rollers, hinges, and the spring becomes sticky, adding resistance the opener has to overcome. Seals freeze — the rubber weatherstrip on the bottom of the door bonds to ice or wet concrete, and the opener either strains against it or reverses, thinking it's hit an obstruction.
The result is the classic winter call: "The door won't open and the opener just hums." Most of the time it's one of those three.
The 20-minute fall checklist
1. Lubricate the moving parts
Use a garage-door-specific silicone or lithium spray — not WD-40, which is a solvent and strips lubricant rather than adding it. Hit the hinges, roller bearings (not nylon roller wheels), the torsion spring along its length, and the opener's chain or screw if it has one. Wipe excess. This single step solves a large share of "loud in winter" complaints.
2. Check the bottom seal
Look at the rubber weatherstrip on the bottom of the door. If it's cracked, flattened, or missing sections, replace it before winter — it's inexpensive and it's what keeps the door from freezing to the floor and keeps snowmelt out of the garage. A thin coat of silicone spray on the seal also helps it release from ice.
3. Test the balance
Pull the red release cord with the door closed, then lift the door by hand to about waist height and let go. A balanced door stays put. If it drops or shoots up, the springs are worn or out of adjustment — and a door that's out of balance in October will strain the opener all winter. Don't adjust torsion springs yourself; this one's a service call. Reconnect the opener when you're done.
4. Test the safety reversal
Put a 2×4 flat on the floor under the door and close it. The door should reverse when it touches the board. If it doesn't, the opener's force or travel limits need adjustment. This matters more in winter because a frozen seal triggers the same sensor, and an opener that's been cranked up to push through ice won't reverse on a child or a pet either.
5. Check the weatherstripping around the frame
The vinyl stop molding around the sides and top of the opening should press lightly against the door when it's closed. Gaps let in cold air and drifting snow; crushed or brittle molding should be replaced.
6. Clear the tracks and sensors
Wipe down the tracks (no lubricant on the tracks — it collects grit) and clean the photo-eye lenses near the floor. Salt spray and road grime on a sensor lens is a common reason a door won't close in winter.
7. Look at the springs and cables
Torsion springs should show tight, even coils; a visible gap means it's already broken. Cables should be smooth with no frayed strands. If either looks wrong, stop using the door and call — a spring that's marginal in fall is the one that breaks in a January cold snap.
If the door freezes shut
Don't keep pressing the opener — you'll strip the gear or burn out the motor. Disconnect the opener, then break the ice seal from the inside by pushing on the bottom of the door by hand (a rubber mallet along the bottom edge helps). Never chip at the seal with a metal tool. Once it's free, clear the ice from the floor and spray the seal with silicone so it doesn't happen again tonight. If the door still won't move after the ice is broken, it's likely a spring or cable — call before forcing it.
Insulation: the bigger winter fix
If your garage is attached, an uninsulated steel door is the single biggest heat leak in the house, and the rooms above and beside it feel it. When to call instead of DIY
- Any spring or cable work — torsion springs are under enough tension to cause serious injury
- The door is crooked, off its track, or drops when the release is pulled
- The opener runs but the door doesn't move, or the motor hums and stops
- The safety reversal test fails
